Our stay at ‘The Palms at Wailea’ condos was great! We were in unit 2104 – 2br/2ba. It was clean, comfortable, and just the right size for a family of four at ~1000 sq. ft. It had a master suite with its own bathroom for the adults; plus a second bedroom with two single beds for the kids. All of the furnishings were very nice and well kept. The big couch had a hide-a-bed where two more could’ve slept – so the condo could hold six comfortably. The kitchen had all modern appliances in excellent condition - so no complaints there. It also had central air conditioning that ran thru out the condo (not just the master). It was easy to operate – just flip a wall switch. The central air was nice to have – along with the ceiling fans in all rooms! The lanai was plenty big enough for everyone and all of the patio furniture was in great shape and comfortable – which is good since we spent most of our time hanging out on the lanai (and the pool). The Weber gas grill worked fine – we used it 3 of the 7 nights we were there.

The saltwater pool and patio in the courtyard area was adequate to hold everyone who wanted to swim and lay in the sun. They supplied pool towels at the front desk. They also let us take their towels to the beach (nice!).

House keeping at The Palms did a great job of keeping the beds made and the place clean – including making sure the bathrooms were clean. There were no bed bugs, or any other bugs for that matter. The front desk people were all very nice and professional. There is an Expedia Local Expert at the front desk - and both of their reps were very knowledgeable about where to go and what to do. They have wi-fi there, but you pretty much have to be up by the front desk to use it.

This condo is only a 5 minute walk to Wailea beach; or a 5 minute drive to The Shops at Wailea or down to Fred’s Taco’s in Kehei. It’s a 20 minute drive to Makena Big beach. So it’s a fantastic location! We got a super-low off season rate which is a steal for that part of Wailea.

The only thing I would warn about this specific unit is it is close to the street – so you get a fair amount of street noise. And the locals get going early in the mornings as Maui veterans know. I wore ear plugs at night, and that helped a lot. I also would agree that this is a family oriented condo. So if you're looking for a romantic get-away without 'kid-noise' I would not stay here. But if you have a family: Come on down!

Overall a great place and I have absolutely no complaints about this condo. I will definitely stay here again with the family.

I have rented a condo at The Palms Wailea through the Outrigger Condominimum Collection during March/April for the past ten years. As Wailea accommodations can be very pricey, the Outrigger is a good value for the area. My husband and I have rented a one bedroom/two bath unit and I have taken my mom on vacation and rented a two bedroom/two bath condo. The one bedroom unit is perfect for a couple (or a couple with children willing to sleep on a pullout sofa). The two bedroom units are well-suited for a couple in the master bedroom, one or two others using the twin beds in the second bedroom, and possibly one to two others on the sleeper sofa. The master bathroom is quite large with shower, tub, good size vanity area and toilet that's in a separate little room. The second bath is smaller and offers a shower (no tub). Advantages of renting through the Outrigger include friendly & helpful on-site staff & management, beach/pool towels (just ask at the front desk and return at the pool), daily light maid serivce (including making the bed and exchanging used towels), and a more extensive cleaning mid-week (including new sheets). The well equipped kitchens are great for those who love to cook, and this year we had a brand new Weber gas grill on the lanai (we understand the Outrigger will soon have all units that they rent equipped with gas grills). We grilled out nearly every night, enjoying fresh fish and seafood! The lanai is spacious, featuring a dining table with four or more chairs and two chaise lounges. The ocean view units are great for whale watching during the winter months. The A/C in the master bedroom keeps us cool, while the ceiling fans and open windows/sliding glass lanai doors provide a peaceful breeze for the remainder of the unit. Some of the units do offer A/C in the living room (for an additional fee). We've rented units that offer A/C in the living/dining room plus master bedroom and others that have A/C only in the master bedroom; we really do not have a preference. Each unit has a stackable washer/dryer. We even had an iPod stereo system in the unit we rented this year, which was great for playing the contemporary Hawaiian music we recently added to our collection. The condo complex features a lovely pool and hot tub, and beautifully manicured grounds. Assigned parking is available at your condo's doorstep. Great golf courses (Wailea and Makena), gorgeous beaches, snorkeling, whale watch cruises, casual/fine dining, shopping, three supermarkets (Safeway, Star Market, and Foodland) are all close-by. The Palms is a great "central" location for sightseeing on Maui as well. It is a nice place to consider your home while on Maui, with all the comforts of home, too.

We just returned from the Palm at Wailea and we had an amazing stay. I would strongly recommend unit 905 if you have a little one, we brought our nine month daughter with us and this unit was perfect for our family. she was awesome to work with, very fast and efficient. She had arranged for a crib and highchair to be in the condo upon arrival both were there and set up. The condo has a main level where the kitchen and living room is there are also two large patio doors out onto a large patio. This was great because we had no fear of our daughter hurting herself climbing stairs. There was also a very large green space so our daughter could play and the patio was large enough that she wasn't in direct sun. The best part was that when our daughter had to nap we didn't feel trapped because the condo was so great. We ate all our meals on the patio and had a great time drinking Pina colata's. The condo is set up with everything from a washer and dryer to swimming noodle.

We brought our friend with us, with three adults and an infant there was lots of room in the condo we never felt under foot. We also took advantage of the Nanny service that the concierge offers we had a Nanny by the name of Elaine and she was a sweet grandmother who we felt very comfortable with.

Our only regret is that after the late flight and arriving after 11pm we should have taken advantage of the free concierge service and had cold beer and food ready for us upon arrival along with eggs for the breakfast.

We booked this property through VRBO.com. I wouldn't do it any other way. Wailea can be pretty warm during the summer (the breezes aren't as reliable as they are in Kauai) and our unit had A/C in both bedrooms and the greatroom area. Our 2 bedroom/2 bath unit had all we needed to keep the entire family (4) happy and well fed. There was a gas bar-b-que on the lanai (it's a second story unit) and a fully stocked kitchen with all the tools and appliances we needed. All 3 beds were comfortable (a must in our family travels) and the complex was clean and comfortable. The grounds are well maintained (was there a day when someone WASN'T cutting or mowing?) and there were beaches within walking distance and many more (our favorite was Uloa) were within a few minutes by car. The reviews I read were pretty accurate about the surrounding area. Check out Local Boyz snack shop in Kihei for shave ice (Don't forget the sweet cream on top!)

I will never take my chances renting a condo from a resort without seeing the actual unit. That's why renting from sites like VRBO.com is so inviting. The owners of 504 did everything possible to make our stay hassle free and enjoyable.

My wife and I just returned from a vacation on Maui- we spent seven nights at The Palms Wailes. Our room was upgraded from "garden view" to "ocean view" (unit 2204). Sitting on the lanai in the morning was a glorious experience, with birdsong, and a nice view of the coast. There was nothing visible between us and the ocean but trees, shrubs, and a few rooftops. We could watch whales from there too.

The Palms is not a beach front property, but we could walk to a good beach in under ten minutes. Many of the other wonderful beaches on Maui are within a short drive. Restaurants and shops are not within easy walking distance, but then, that contributes to the peacefull setting.

The grounds and pool are great. We found the front desk staff very helpful. The units cannot be described as elegant, but ours was clean, and quite functional (stocked kitchen, washer, dryer, ironing supplies, etc. available). Beach umbrelas, chairs (servicable but shabby), and boogie boards were in the closet.

I note other reviews with complaints about air conditioning: despite efforts by management to make ours work, it kept freezing. This was not a problem for us in late February/eary March. We found the second floor rooms comfortable at night with windows and lanai doors open.

I would stay at Palms again, and have already recommended it to freinds.

A very close family friend's daughter had her wedding this past Thanksgiving holiday, 11/20 - 11/24, in Maui. My family of 4 (two boys < age 8); my sister's family of 5 (two boys <age 10, 1 girl <age 13); and my parents all stayed at the Palms Wailea. For being my family's first trip to Hawaii, our visit to the island of Maui was very memorable and to verbally describe the natural beauty of that place would be an injustice.

The wine & cheese reception and wedding reception were held at the Grand Wailea. The groom's parents treated to a luau at the Maui Prince. I even seized a GREAT deal on a 7MP Sony digital camera Ritz Camera, at the nerarby Shops at Wailea, had on sale for $99.00! All locations literally minutes from our units 205 & 1205 at the Palms Wailea, a centrally located condominium village.

We checked into our units the evening of 11/20 and received 5-star service from the office personnel, who took time to describe the pool amenities (with pool/ beach towels provided for) and the parking arrangements. Both unite were on the first level, each with its own lanai that was an ideal place to start each day with breakfast prepared in our kitchen.

The staff accommodated our families' requests for units in proximity to each other. (<5 minutes walk between the units). Our unit 205 had a kitchen, dining area & family room with a queen sofa bed; a master’s bedroom and a second bed room with two twins. The unit also came with a washer & dryer (detergent provided for) and two full baths. Both units were very well maintained with modern furniture and received complimentary maid services each day of our stay. The central location of the Palms Wailea gave minutes access to Polo Beach, which was less than 5 minutes from our unit and right next to the Fairmont Hotel.

A right out of the main entrance and then another right at the Stop sign leads you onto Kehei Highway, where you are literally taken aback with a scenic drive on the Maui coast bounded with mountain Haliakela in the background. Drive 30 minutes on the coastline and you arrive at Lahaina, where we took the 1hour and 45 minute Atlantis Submarine tour of the coastal reef down to 132 feet, an excursion well worth the breathtaking drive.

Every place is within driving distance from the Palms Wailea (30 minutes drive from the airport), which is bounded to the north by the Pilani Highway and to the south by the coastal Kihei Highway.

We stocked up on our week's groceries (Tako and Poki with Wasabi and Maui Gold pineapple for 2 lbs for $1.00!!!) at the Safeway in Pilani Village about 10 minutes drive from our unit and sampled delicious local Hawaiian shaved ice treats just off Kihei.

You'll notice that the posted speed limit on the Pilani is only 45 mph. After my brief stay I now know that's the ideal speed to get you to where you need to be AND take in all the natural scenes. My drives down PCH1 pales in comparison to my recent drives on the Pilani & Kihei Hwys. Our Thanksgiving was celebrated with a Filipino ihao (barbecue) picnic in the Iao Valley, another excursion well worth taking. Just north of the famed city of Wailuku, the Iao Valley is bounded by toppling mountain peaks and reminded me of drives up to the northern Philippine city of Baguio where I was raised.

From the easy going disposition of the local residents to the heights of the Iao Valley, the staff made our stay at the Palms Wailea on our first trip (and definitely not the last) most accommodating. I definitely recommend this facility to anyone making a visit to Maui and will stay here again.

We flew to & over on American Airlines, who recently started charging for meals on this long haul flight. NOTE: if you plan on bringing fruits on the plane like Gala apples and Clementine oranges, Hawaii will not let you bring any fruits with seeds into their country. These specific fruits will have to be consumed on the plane, like my family did, or shared with your fellow surrounding passengers.

Loved the Palms...beautifully manicured landscaping with a

family friendly pool and hot tub. Very quiet as we were here

in October. The living area was very spacious (we were in

room 1210) with a nice lanai to lounge in and have an outdoor

meal. The one bedroom was plenty of room for our family

of four (two adults and two children). We had a nice master

bedroom/bath with lots of privacy and room while the kids had

a fold-out bed in the living area. Also included were a washer and dryer for extended stays. Housekeeping did our dishes for us

every day. Would stay here again.

I had read a few reviews on the PAW and it was a mixed bag, let me share with you my awesome experience! We arrived to a friendly and pleasant staff. The area around this condo complex is lush and just beautiful. We were given room 1301, a 2 bdrm 2 bath, ocean view room.AC in every room. We walked in and we dropped our jaws, it was drop dead gorgeous, the condo was large, beautiful furniture, a full kitchen, a dining room with 8 chairs, a large sofa bed couch. Two full bedrooms and two full bathrooms the master had a sunken tub. The kitchen was fully stocked with every pan, pot, utensil imaginable. We had maid service everyday. The condo grounds are lush, tropical and very hawaiian. The condo's two patios that wrap around the condo are perfect for dinner or just sitting and gazing at the beautiful beach and sunsets. The pool and hot tube are inviting and fun after a day of shopping or sightseeing. We found our stay satisfying and just awesome.We were comfortable and felt like we were staying in a 5 star resort. I would return to stay at the Palms at Wailea anytime. LOVED IT LOVED IT!!!!

This was our second stay at the Palms. We were, once again, totally impressed with the property. The condo was immaculate, people warm and friendly and the location cannot be beaten. If you are a golfer or a sun worshiper, this is the place to stay. We have stayed at the very pricey hotels in Wailea and the Palms wins hands down in every category, especially affordability. We rented a convertible (recommended) and thoroughly enjoyed being a short drive from the golf, restaurants and beaches of Wailea. I's a very short drive to some great places in Kihei and Lahaina, as well. We will be going back, hopefully this December!

First off, I rented unit #1101 for 5 nights from Coldwell Banker Island Properties, not the Outrigger. We traveled with our two small

children (ages 2 & 5) and I couldn't have been more pleased with our unit. It was nice, clean, and had a great view of the ocean. More importantly it was less expensive and was fully air conditioned (no extra fee per day). I thought the location was perfect for everything we did. Our unit was stocked with everything we needed for cooking, the beach (towels, beach mats, pool floats...), and doing laundry. We ate breakfast and lunch everyday in the condo and cooked dinner twice. Ours was a 2 bd/ 2 bath with a king in the master and two twins in the second bedroom. And yes, as the reviews state, the second bedroom is off the living room and is closed off by sliding doors, so if you need total privacy these units

would not be for you. We didn't have any problems with it. The master

was down the hall and was a good size with a view of the ocean

(even from the bed, what a nice way to wake up!) The beds were comfortable, not as great as at home, but fine. Parking was assigned and outside the unit. We were on the first floor and hardly heard any noise around us. Only the patio doors being opened/closed upstairs. We loved the wrap around lanai with a gas grill and nice patio furniture (no plastic junk). Even though meals on the lanai were wonderful, don't turn your back on your food, the birds around there are not bashful.

In general Wailea is so beautiful and lush and the grounds and complex are very nice. We never made it to the pool so I can't comment on it. Nor did I deal with anyone from the Outrigger, a packet was mailed to me with all the check in/out information so I can't rate their customer service either. I would definitely stay in this unit again.

I highly recommend "Maui Revealed" if you're planning a trip to Maui. It turned out to be a fantastic reference for us.

The places we ate were:

1. Pacific O's in Lahaina (good food, good service)

2. AK's Cafe in Wailuku was a great find with very good food at very reasonable prices. We stopped there for dinner after visiting Iao Valley.

3. Peggy Sue's in Kihei (ok hamburgers, great ice cream, great service)

4. Kula Lodge (good food, great views, good service, and $$$). Nice place to stop after watching the sunrise on Haleakala.

My wife and I stayed at a fabulous 2nd floor ocean view very large 1 bedroom 2 bath unit here in April 2003 for our first visit to Maui. The condo was superb -- very large at over 1000 sq feet, with very high ceilings, spacious well equipped kitchen with all appliances, corian counter tops, washer & dryer in unit, sunken living room, kitchen and dining area, huge ocean view deck with tons of deck furniture and tables -- WOW! EVEN A PASS THROUGH COUNTER AND WINDOW FROM KITCHEN TO THE DECK FOR EATING AL FRESCO!

The complex has a fantastic location on a bluff overlooking Keawakapu Beach in Wailea, the Beverly Hills of Hawaii, in a residential area of multi-million dollar mansions. It is classy, serene, peaceful and relaxing. Grounds are immaculate and the pool area is above average, though a tad on the small side given the number of units in the complex. We never had any problems get chairs however. The no alcohol in pool area though was rather ridulous given this is a vacation resort. Not sure if this policy has changed since then, but if not, it should!

Master bedroom was huge with excellently functioning AC unit and a large ensuite bathroom with soaker tub. Fixtures, doors and furninshings were a little on the dated side, but all in excellent condition. Only complaints are that there is only AC in the master bedroom so you must rely on ceiling fans and breeze in other parts of the condo which makes it a little on the hot side. Also, BBQ was not included on our deck and if you want one, they charge a hefty extra $10 USD per day! Also, it is a little on the pricier side given its Wailea location. We paid around $225 USD a night and review of recent rates indicates that it is significantly more now unless you can find an oner to rent from direct.

We would gladly stay at this complex again in the future and highly recemmend it. The view, location and the deck are worth the price alone! This is paradise!

5 of 5  Excellent value in Wailea -- Palms Unit #905, A TripAdvisor Member, Ontario, Canada, October 1, 2006

We rented unit #905 directly through the owner (not through Outrigger). It's a bit less expensive going directly to the owner, but you also don't get daily maid service -- unless you're used to getting daily maid service at home, that's probably OK, it was just fine for us. In fact, we found that not having to get out of the unit by a particular time each morning, to allow the rooms to be serviced, was nice, it gave us the opportunity to relax and take our time on some mornings when we didn't have activities planned. We chose this particular unit based on other reviews on TripAdvisor that rated it very highly.

This condo is an EXCELLENT value. It's location is good, close to the Shops at Wailea, and close to a couple of beaches. The unit comes complete with beach chairs, an umbrella, coolers and boogie boards. We found the Wailea beach to be the best in terms of size and convenience -- you have to drive (unless you want to walk a mile or more, carrying all those "extras" that are in the condo), but the parking lot is big enough that it doesn't fill up early. For dining, it's a 5 minute drive to a bunch of good restaurants in Kihei -- we used "Maui Revealed" as a source of recommendations, and weren't disappointed in any of the choices we made. If you want high-end dining, Ruth's Chris and Longhi's are nearby at the Shops at Wailea and the big-name resorts (Marriott, Fairmont, Prince, etc.) are all within a 5-minute drive, and have highly rated restaurants.

The condo unit has been recently redecorated and it was done very well. Friends of ours were staying at one of the other units in the complex (rented through Outrigger) -- same layout, but much plainer decorating, not as inviting a place to stay. The master bedroom has an ensuite bath, with spa tub, and the second bedroom, which is separated from the living/dining area by louvred doors, has direct access to the second bathroom, which has a shower. All the fixtures are top quality, everything is in perfect working order. The kitchen has top quality appliances, including a dishwasher, and there is a washer & dryer (complete with soap and fabric softener) in the closet next to the bathroom.

If you forget your guide book at home, this unit has copies of Maui Revealed (our favourite) and Maui for Dummies, and there is also a copy of the "Drive to Hana" CD, which you can take in your car for the beautiful drive along the north coast of Maui (this costs $20 if you need your own copy).

The owner has an arrangement with the "Concierge Connection", a private concierge service which will arrange day trips, snorkelling, babysitting, luaus, etc. on a complementary basis. We didn't make use of the service, but there was a flyer for it posted on the fridge and a message on the answering machine waiting for us when we arrived. There is also an Expedia tour desk at the Outrigger lobby -- while this unit isn't managed by Outrigger, the concierge at the Expedia desk was quite eager to help us out.

This was the first time we'd stayed in a condo -- prior vacations had always been in hotel rooms. With two teenagers, that now means 2 rooms, and this condo is a much better setup for a family -- lots of room to relax in the living room & on the lanais, and being able to have a quick breakfast each morning, as opposed to finding a restaurant for $18 eggs, was a real bonus.

I would highly recommend the Palms, and especially unit #905, if you're looking for a reasonably priced & very comfortable place to stay in Wailea. I can't put the web address for the unit's webpage into the review (TripAdvisor policy), but if you search on "Palms 905" in Google, the first link you get should be the one you're looking for.

We had a great time in a beautiful 2nd floor 2BR garden view condo. It was perfect for our weeklong stay. Our 2 yr old daughter had plenty of space to run around & "play." We visited the pool & hot tub daily.

Our unit had a bbq & airconditioning throughout. The place is clean, quiet & made for a very relaxing vacation. You are minutes away from the Shops at Wailea, where you can stock up at the ABC store & even eat at the deli at the Whaler's general store, & of course, pricier restaurants. You are so close to Ulua, Wailea beaches.

We hung out in Kihei a lot, which is a short drive. We really enjoyed our spa at the Grand Wailea hotel too. This is our 2nd time in Maui, but our first in South Maui & we plan to come back! The condo is the way to go with family, but my best friend also honeymooned here & highly recommended it. Hope you enjoy it too!

My husband and my mum were visiting Maui for three nights and we booked the Palms directly through outrigger on the Internet. This was our first experiance with a condimium and what a surprise we got when we walked in. It was spacious and very clean and are first impression was "Wow!". From the lani we could just about see the sea, but we also overlooked the garden in the middle which was very beautiful. It was great in the early morning to sit outside and listen to the birds and the stream.

We also did not realise that our towels would be changed each day and our beds made which came as an additional surprise. It was like being in a hotel !

I would definetly stay here again (maybe next year ;-) !)

First of all I read almost every review on these condos thus, asked to preview the room before checking in. All’s I have to say is WOW. We stayed in unit 1901 for 8 nights in late July and could not have been more pleased. The unit was impeccably clean, well furnished and stocked with every kitchen accessory needed. Note that my wife is picky and when she is pleased with the accommodations it says it all. We opted for a lower level unit away from the pool area and boy was it quiet, peaceful and most importantly relaxing. Our 2 girls (8 & 11) often said that they were cold during the night so a quick flick of the fan switch to turn it down was all that was needed. The owners even had a small oscillating fan on the dresser that complemented the ceiling fan and was more that adequate. There was some concern with other reports of being too hot without complete unit air conditioning but this was not the case with our experience – keeping in mind that we were there in the height of the summer heat.

The pool and hot tub (and I mean a HOT tub) provided an oasis at the end of a long day of sightseeing and hiking. We even chose to skip the Luaus and use the cash to stay the night in Hana during our drive around this enchanted isle. Yes you can drive past Hana with no problems (we had a rag top Mustang) so don’t listen to the BS and do the drive.

The housekeeping was excellent the staff more than accommodating.

This from my prior experiences with Maui this is the best hidden value.. stay away from the cookie cutter high rise hotels in Kaanapali and the like as this part of the isle has the best beaches, less traffic and gives the traveler incredible bang for the buck.

My husband and I stayed at the Outrigger for one week. We had a one bedroom garden villa on the 1st floor. We absolutley loved the condo! We were close to some of the most beautiful beaches in Maui ( not walking distance but a short drive) The grounds are beautiful and the area in Wailea is very beautiful! Our condo only had A/C in master bedroom but we were fine with that because the weather was beautiful and it didn't get too hot. Everything was very clean and the only negative thing I could think of was in the master bathroom there a lot of teeny tiny bugs on the counter . A little bug spray should remedy the problem. This is a condo-style hotel of a sort unique to Hawaii. All the units are equipped with kitchens & two bedrooms. We have stayed here at least three times in the past and share many of the observations expressed in other reviews. As we used frequent flyer miles this year, we upgraded a bit to an ocean-view unit that is not decorated by Outrigger. This is definitely something to look into as the slightly extra nightly rate bought us a super view of the ocean, & an overall cleaner, better decorated unit than we have stayed in in the past. We also had air conditioning in all the rooms, something that should be offered in all units. We had some extras such as a gas grill on the lanai, beach equipt & a cooler with cold packs in the freezer which was great for picnics. There is a pleasant trail up to the main office/pool area. Is made of lava rocks set in the ground & meanders over a stream which flows thru the middle of the property. Everything was just as we remebered it on other occasions. It felt great to be near all the other resort hotels but to pay about half what their guests were paying for a standard hotel room. HIGHLY recommend the PALMS, the WAILEA area & the island of MAUI.

We have just returned from a 2 week stay at the Palms at Wailea resort (room 1402) and were extremely pleased to find out that the negative reviews we read on this site were not true. From the staff at the reception to the quality of the room and the outstanding grounds we would highly recommend this resort to anyone. We found the room spacious and well finished. The lanai overlooking the pool and ocean was amazing. If you wish, you can walk to Kanapalu beach, only 15 minutes away or you can drive down and park for free at the beach parking lot. Excellent beach for sun bathing, swimming and whale watching. Avoid the Wailea Marriot Luau recommended at the front desk as it is not worth the money. If you are wanting to book a vehicle check out Aloha rent-a-car...great experience and good deal. If you drive the road to Hana make sure to keep going on pass the seven secret pools as the drive is amazing and manageable. Overall, great resort and location. Don't miss this one.

This resort was splendid. My wife and I stayed with her parents in a 2 bed /2 bath room (1405 to be exact). It was everything you needed and more. The view from the lanai was too grand for words. We sat and were spoiled with amazing sunsets each night. It is true that this is not ocean front but we found the 10 minute walk enjoyable! And if you're too lazy for that there's several beach parking lots within a 2 minute drive. The staff are very friendly as well. Extended our checkout two hours due to our late flight without any hassle. We recommend that you get an ocean view room away from the street. We will DEFINITELY BE BACK! Already miss it.

Let me start by saying OH MY GOD!!!! My family and I stayed at the Outrigger Palms at Wailea. We stayed in room 404. What a drop dead gorgeous resort. I have never stayed at a resort Condo...this was the first but guranteed anytime that I go to Maui....this is my first and only choice to stay. The condos were extremely big and homely feeling. The pools were extremely clean and if you needed anything...room service was available on the spot. My family and I enjoyed our stay and would DEFINITELY recoomend it to anyone. Also, to top it all off...the staff was extremely nice to us...considering that our flight did not leave until late...they let us stay the on the premises until our departure. Talk about a great STAFF. Thank You for being so accomodating to my family and I.

We just spent 10 days at the Outrigger Palms and Wailea and consider our stay there the best Hawaii vacation package that we've purchased in 5 trips to the islands.

Our unit was a 1 bedroom garden view unit that needed some minor maintenance (a leaky ice machine and a screen door that was "off-track") but all in all we were very happy with the unit. The weather was hot during our stay and the limited air conditioning (master bedroom only) made things at times inconvenient, but once we learned to open the the unit up to intercept the afternoon trade winds everything was fine. The bottom line: the lack of living room air conditioning would be an issue if you wanted to sit around the apartment watching Maude all afternoon, but it shouldn't be a big deal if your days are spent outdoors and the condo is for sleeping or late evening enjoyment.

The beaches in the Wailea area put other Maui and Hawaii beaches (Ka'anapali included) to shame for beauty and recreational opportunities-and the Outrigger is a most affordable gateway to what we consider Maui's best kept secrets. The folks at the Outrigger (from grounds maintenance through the front desk) were courteous and helpful--you cannot go wrong investing your vacation dollars here.

We stayed in a 2Bed-2Bath Condo with garden view. We previously stayed in a fabulous Outrigger Resort in Kauai and were a bit disappointed at first by the Palms at Wailea. Our flat was in good condition but needed a refurbishment. Furniture and decoration were old and a bit shabby. But it quickly grew on us. The location was great (Wailea is beautiful), close to the beach (walking distance) and shops. The condo was convenient, clean, well equipped and quiet.

The pool was nice with a beautiful view of the bay.

There was no bar, restaurant or convenient store on the premises but a short drive away.

We enjoyed a relaxing stay at Palms at Wailea in a two bedroom garden view villa, located on the second (top) floor. The villa was well appointed with a master suite and a second room with two twin beds for the kids. The 2 bedroom/2 bath could accommodate a couple more kids on the fold out couch. The kitchen was well equipped and the large lanai had our own BBQ.

The location is great, within 5 minutes of three great beaches, and it's easy to jump out on the Pilani Hwy and get over to Kihei or across the island to Kahalui. We stocked up on food and adult beverage at the Costco in Kahalui.

The pool is located at the clubhouse and, although I didn't use it, the wife and kids enjoyed it.

The two that we did not like about the second floor is that we had smokers below us and the smell rose, the other is some street noise during the day and early evening. We would return but would request a ground level to mitigate both.

We rented from 7/18 - 7/30/08. This was our 3rd stay at Palms Wailea and on each occasion we booked through Coldwell Banker Island Properties. Note: tripadvisor.com lists this property as "Outrigger Palms at Wailea" --you don't have to book through the Outrigger site--they manage some units, but not all. You can also book directly with an owner through vrbo.com which our friends have done. I think the difference is daily maid service so if that's important to you, book through outrigger and pay a little more. We like the units at Palms Wailea for the fantastic sunset views, well-kept grounds, it's proximity to great beaches in Wailea & Makena and easy access to South Kihei Road shops, beach parks and the Pi'ilani Hwy. We also like having the full kitchen and a washer/dryer in the unit. We've never had a problem with our units and we will stay here again. (We own timeshare at Westin Villas North in West Maui, but when in South Maui, we rent here at Palms Wailea.)

This is a beautiful facility. The front desk staff was more than helpful & upgraded us to a great unit, after having a horrible experience the previous week at another resort. The unit had a partial ocean view & was huge. The grounds are very pretty & well maintained. The only complaint we had was that our unit had no window coverings in the Living Room & the windows covered almost one entire wall to offer the best view (but that was really only a problem at night or in the heat of the day). We would definitely stay there again.

This was our second time staying at the Palms.

The good: Check-in is easy, staff is very friendly. The pool is centrally located with a nice hot tub. Towels are provided at the front desk. The grounds are very nicely maintained. The units are large with a nice layout and very nice lanais. The location is very convenient to both Wailea and to Kihei. It is a good jumping off spot for South Maui.

While the units are very functional, the conditions of the the individual units vary more than at other condos in the area. In our last stay, the unit was perfect. The current unit, 1301 was dated. The carpet was worn in places, the kitchen appliances looked like they were the original. OK, but if you are paying Wailea prices you expect more modern appliances. Also, maintenance can be a little slow. The light in the dining room burned out (only one bulb out of two were in the dining room fixture) and several of the can lights in the kitchen were burned out but were not fixed prior to our departure (8 days). If it were not for these two issues I would not hesitate to rate this condo a 5, but as a result my overall impression is a 4.

A few things to be aware of. Not all owners have to provide bar-b-q grills. If your unit does not have one then you can rent one from Outrigger at $10 per day. The master bedroom has air conditioning but the common area and second bedroom costs an additional $20 per day. Not a problem during the winter but something to be aware of in the summer as Wailea can get pretty warm, especially if the trades are not blowing. One final item, high speed internet is offered at the check-in area not in the rooms so you need to walk up to the pool area if you want to check emails. Outrigger probably should set a higher level of standards for owners before they put their units into the rental pool given the prices and competitive properties in the area.

Back to the good. The grounds are very attractive and make for a nice area to walk through. The units are generally quiet and they have quiet hours from 10pm to 8 am. The Safeway is Kihei is very convenient as is the farmers market in North Kihei. Maalaea is convenient if you want to go whale watching. Lahaina is about a 45 minute drive, Upcountry is also about 45 minutes, Kahului is about 30 minutes. Big Beach is less than 10 minutes away. The shops at Wailea are 5 minutes away. This is a very convenient location with units that are larger than many others in Wailea.

Overall, our week at the Outrigger Palms was great. I only have two complaints. First, there didn't seem to be any attempt on the part of housekeeping to keep the floors clean. Shoes were required at all times as well as nightly foot washings. While not a showstopper, it just made things feel a little dirtier than comfortable. Second, the AC, or the lack thereof, presents a problem when you are there during hot (and I mean HOT) weather months. While the master has AC, it is not sufficient to cool the 2nd bedroom or the rest of the condo. There are breezes most of the time, our condo failed to capture any of them. As a result, we were in a stuffy, hot condo for one week with very hot weather outside (although most nights did cool down some).

On the plus side, the staff was friendly and helpful; the beach towel exchange phenomenal, the pool nice, and the grounds beautiful. We even benefited from the free internet in the lobby, where unfortunately, we did have some work to do for back home. The "10 minute walk" to the beach is a bit of a stretch, but we found all of the beaches easy to access by car, and had no problem parking anywhere (presumably because it was off season).

I would definitely stay here again provided there was AC in the entire unit that I rented, or it wasn't June. The price is reasonable and it was a good experience overall. Mai Tai's on the lanai were an excellent way to end every day in paradise!

Our stay was from 5/2/07 to 5/8/07.Check in and out was a breeze. Room was a very spacious two bedroom garden view. We were very pleased that the room had been updated (new carpet and furniture). We were surprised that the full kitchen was provided with so many cooking tools The room was serviced daily (clean towels, beds were made). Air conditioning was provided in the master bedroom only, which I thought might be a problem in trying to keep the entire condo cool. There were several ceiling fans through out. The outside temps. was around 83 degrees during the day and about 70 degrees at night, so inside condo temps. were comfortable.The Palms was located in a quiet area, very close to beaches ( less than 5 min. drive) and shopping. Great uncrowded pool too! Would I stay at The Palms of Wailea again? Absolutely!!

This place is in a good location with lots of future possibilities to improve. The units are dated but roomy. The rooms are nice and nothing is really wrong with them but they are dated and a little old. The property is nice and lush with a great pool. We were there for a week and we never had any problem getting pool lounge chairs to crash on in the sun. Over all…. the place is….. OK. Some units are better than others but at the end of the day they are just fine. One note some units don’t come with a Bar-B-que so you should rent one from the main office.

Stayed at the Outrigger Palms at Wailea January 27-31, 2007 in condo #2108. Nicely landscaped property and large, well-appointed condo. Large lanai with table and chairs and lounge chairs. Large living room/dining room. Kitchen had everything we needed except a vase (blender base worked fine). Maid service was adequate. Two full bathrooms, which felt more than ample for just the two of us. Drain was slow in master bath. Condo was clean and even had a boogie board and beach chairs, despite not being booked through a private owner. There was high speed internet service in the "club house" where the pool was, but none in the room, which was too bad. Nice to have washer and dryer in unit, and the complimentary soap powder was a nice touch (ask for more if needed, at the club house). Beach was walkable, but not with beach chairs. Other condo complexes and golf courses close by, as well as shopping at a fancy outdoor mall.

We had #1702 and were very pleased with it. It had a great ocean view. It was clean and quiet. Maid service was satisfactory. She came in every day, made the bed, took out garbage and left towels, cleaned the bathrooms. We really appreciate the extra room that a condo provides. One note, this condo is not far off the main street going into Kihei, so there was some traffic noise. This did not bother us at all. Also, AC was in the bedroom only. Not a problem for us - it may make it a little uncomfortable in the summer though.

We spent 9 days at unit 504 at the Palms the end of Sept. This is not an Outrigger unit - we rented directly from the owner through the vrbo website. However, the pool and site are shared with Outrigger. There is no other way to review this condo. The condo had air conditioning in every room - unlike the Outrigger units that only have ac in the MBR. This 2 bedroom 2 bath condo was very nice with every amenity in it - even chairs for the beach. It is on the 2nd floor so the views are good. And it is cheaper than Outrigger. The pool is small and there was construction going on, but it's mostly finished now. The Shops of Wailea are 1 mile away and there are great beaches nearby - Ulua, Mokapu and Wailea to mention 3 good ones. Snorkeling was good. For dining we enjoyed Tommy Bahama's cafe and Roy's in Kihei. Be sure to have the chocolate souffle and tasting menu at Roy's! Our best day was the Saturday sail to Lanai on Trilogy. We spent the night at the Pioneer Inn on Friday and came onboard at 7:30 am. The trip included fabulous food - breakfast and lunch, a wild zodiac ride along the Lanai coast, dophins, snorkeling, and a Jeep Wrangler off road trip. Fantastic! The Zipline Eco Tour on Haleakala Ranch was also terrific. We have been to Maui several times and staying at the Palms was our most comfortable stay. See our Ritz review - not recommended. We've stayed previously at the Grand Wailea - nice but $$$, the Marriott Ocean Club - not reocmmended, Kaanapali Shores - liked it and Kaanapali Villas, liked it. But the Palms and the Wailea/Kihei area are better in our opinion for the beaches and location.

My 17 year old son, his friend and I returned last week from 8 nights staying at the Palms at Wailea. We had a great time! We had a second story unit with a beautiful view from the deck of the ocean and we were just down from the pool. The unit was perfect. I really like the fact that there were 2 baths. The room was very light and bright with big windows all around which allowed the breezes to flow freely. I never used the AC in the bedroom, but it was on when we arrived and worked very well. It had everything we needed including beach chairs and a BBQ and at $200 dollars a night you cannot beat it. We were awakened a few mornings by the sound of a tile cutting saw ( evidently some renovation was going on in a unit near ours) which was annoying, but who wants to sleep late there, anyway. This was a very last minute trip and I was having a hard time finding accomodations. I was able to get these through Coldwell Banker Island Properties. I would absolutely go back!!

We stayed in a nice two bedroom unit, below the pool. The grounds, pool and location were better than we ever thought they would be. The beach and large Wailea Resorts were only a short 5-10 min walk away. The pool, although small, was wonderful. The only draw back, only one A/C in the master bedroom. But with the two fans, we kept the unit cool. The value and location will have us back again.

My wife and I just returned from Maui to attend our daughters wedding. We spent seven days at the Palms at Wailea in condo #1702 which is an ocean view unit. Over all, the complex is well maintained, courteous personal, excellent pool area and by all aspects first rate complex. The condo was large and roomy. Everything one needs is furnished with daily mate service if needed. The grounds are well groomed and extremely clean, we where happy with the overall experience. However, the only draw back, and a major issue for us, is the lack of air conditioning. The master bedroom has its own unit but the living area is void of AC. This is a major negative to this otherwise fine complex. Because of this one issue, we would not stay here again which is a shame since everything else was fine. Note than any unit that has an ocean view has the sun beating into the living area in the afternoon. There are other units that face the east that may not have this problem but trust me, in the late afternoon the tropical sun can be brutal. Our units reach well over 80 degrees in the afternoons making is very uncomfortable to say the least. The view from our patio was beautiful and once the trade winds kick in, the living area was livable but not comfortable which lasted into the late evenings before the heat was not a problem. Again, we really loved the Palms but the AC issue became a major issue for us. Some may not mind this problem but for us, it hampered the entire experience. Again, the complex is first rate and some of the other unit may not be a bad regarding the heat issue. Just be aware that it is a common complaint. Based on my conversation with the desk personal, there are only six units with AC installed. If you can one of those units, I would stay again in a heart beat. Sorry to be negative, but it is a problem all should be aware of.

This place is plush if your looking for a nice condo. The pool view of the ocean is amazing and the places are really lavishly furnished. It is one of the best places my lady and I have ever stayed. I recommend this place for someone looking for a chill environment with quite nights. You can go down to Lu'Lu's in Kihei or Mulligans if your looking for a good nightlife. Locals will think your rich when you tell them your staying in Wailea being how ritzy the area is. It is my favorite area of the island behind Keanae Point on the road to Hana. Point being this is a great condo due to the location, environment, and ammenities.

PS: Do not be suprised if you go to Hana you will find absolutely nothing except the fact that you have to drive back. I recommend going to Keanae and turning around... there is nothing in Hana but cows and surf.

We stayed at the Palms twice - the first time in 1998 and again in 2003. I can highly recommend it for people who do not need beach access in walking distance. If you decide to stay at the Palms, make sure you rent a car, you will be lost otherwise.

The pool is nice but sometimes a bit noisy due to the many families staying at the resort.

I prefer the lower area of the resort even though the pool is quite far away, but it's very peaceful.

The interior of the condos may vary in taste and quality due to the many owners, so it's hard to rate - we never had any kind of problems.

Here's the problem: The Palms has around 160 units of which around 80 are rented through the Outrigger organization. They don't pre-assign a unit so you don't know which one you will get until you arrive. And, built in 1992, some of the units are getting dated, tired and well worn, others can be really good. It's a bit of a gamble for some unit owners have done renovations, some have barbecues, some have beach chairs and some have nothing. If you complain about your unit they will happily move you and, according to the hot tub talk, most people have insisted, on arrival, on at least one move. Now, If everybody is moving like this, there's a good chance that the unit you get on arrival has already been been rejected by somebody else.

Having said this, the complex is spectacular, the pool area a delight and the location is great for both Wailea and Kihei. The beach is an easy fifteen minute walk. Most views, ocean or garden are pretty good. Naturally the two bedroom units look more tired and worn than the one bedroom units.

Is there an answer? Apparently, if you go on line, you can access units available direct through the owner or through a local Real Estate agent. Usually you get a better quality of unit much cheaper as outrigger charges the owners a hefty premium for managing a unit. The downside of this option is that, once committed, you are stuck with the unit and you will probably have to do your own cleaning and garbage chores.

The Outrigger units all come with a modest, yet functional, kitchen, some daily light housekeeping, washing machine, dryer, safe and good sized closets. Ours also came with an amazingly squeaky bed.

If you get the right unit, this place can be great. We spent a month there in a just-bearable, two bedroom unit 104.

We stayed in room 607. It was fully equipped with all the amenities - dishwasher, washing machine, dryer, air con etc. However, the suite was in real need of upgrading. The carpeting was old and the kitchen tiles needed replacing, the fridge was well past it and had difficulty keeping cold during the day. Seekers of quiet should note that our room bordered a very busy road, so it was hard to enjoy the little garden during the day. It is also a fair hike to the beach - 15 to 20 minutes walk (depending on the location of your unit). The pool is very small - the hot tub's heater was broken for the entire week we were there. On the positive side, the complex is very 'keiki'(child) friendly and our little guy was overjoyed to find that the pool was filled with little ones just like him. The grounds were well maintained and the staff seemed friendly. If this place were half the price, it would be highly recommended. However, for the money, it's possible to do better.

This is a great location....a short walk to a very nice beach, the Shops at Wailea, etc. As a couple without kids, however, the lanai was not really useable since it looked out to the pool which was filled with families with noisy kids, often until 10pm when it closed (and we were not there during any school breaks). The property should consider adult-only use of the pool in the later evenings (8pm+) so that it would be less noisy and more enjoyable to have dinner on the lanai. The units here are very big, and the inclusion of kitchen facilities and in-suite laundry is probably why a lot of families are attracted to this property since money can be saved by eating in. Our unit (which we rented directly from the owner) was really in need of updating; the appliances were old (and noisy!), the rugs and furniture were soiled, and the bedspread was not clean. The bed was recently replaced so at least that was comfortable. The island-style furniture and "art-work" were not very aesthetically pleasing. If you are a couple in search of some peace and quite to enjoy the breeze on your lanai, and the stars at night, I would look eleswhere.

I'm not sure why this place has received so many 4 ratings on TripAdvisor, or how it gets rated 3 - 4 stars. At the very best the Wailea Palms is rated a high 2. The most disappointing part of our stay from Jul 13-21st is the poor Front Office Staff and Housekeeping. It just appears that you have to ASK, ASK, ASK for everything. The only thing of a proactive nature the staff does is landscape the grounds. Otherwise, they don't do anything unless they are told. For instance, we had to ask for face towels and enough towels for our entire room almost daily. Our unit (1207) was outdated, the carpet was dirty, there was mildew in the shower and on the shower curtain, the patio was full of bird poop and filthy. The dishware, pots and pans were in bad shape (the place could use new pots/pans). I could have spent half my vacation complaining to the staff, but we didn't. We enjoyed Maui. When I checked out I mentioned some of these problems to the staff and the response was "we don't know these things unless the guests tell us." HELLO - its not the guests responsibility to point these things out. I was then told that their is a Property Manager that manages the units and they (Outrigger) are not responsible. Give me a break - As a paying guest I could give a hoot about how/who runs the place. Outrigger accepts the payment so they should accept the responsiblity. Rather than complaining during my vacation, I took note of the issues, as well as the terrible staff and wrote the Outrigger Corporate office. As for me, I will never stay in an Outrigger property again.

Although this condo was WELL above par, with a GREAT pool and excellent staff... we just couldn't endure the heat! If I wanted to sleep in the heat I'd just pitch my tent on the beach. We've stayed at a lot of different places on the islands (2 1/2 star up to 4 1/2 star), and this is the first one that didn't have A/C. There was a small unit in the master bedroom but it just didn't get the job done. Our daughter, who stayed in the second bedroom was absolutely uncomfortable every night. Needless to say, although our vacation time on Maui was wonderful... when we come back we won't be staying at this Outrigger, unless some of the other rooms have central air!

2 of 5  No Air Conditioning at these condos!!, A TripAdvisor Member, Sonoma, CA, April 17, 2007

Stayed in a condo at the Palms from 4/7 through 4/13. The condos were huge and had very large decks. However, the maid service was very bad. No towels and washcloths half the time, ants everywhere, they would not clean the dishes and run the dishwasher and there was no airconditioning throughout the condo! This was a problem, as it was in the high 80s most of the time we were there. The place looked like it was run by a couple of lazy local folks who did not want to be bothered. I was interogated when I asked for towels for the pool and then proceeded downstairs to the pool to find people who looked like relatives of the 24 year old front desk clerk who did not belong. I don't recommend this place. Not very well maintained and or worth the money considering the area it is in. I

I stayed here Jan 7-12 with family. We had a 2 br and a 1br unit. The grounds of the property are gorgeous but the units are not great. I had read the reviews about the ac issue, but that wasn't the problem. We booked a deluxe 2 br and an ocean view 1br. Initially we were put in a 2br that had 2 queen beds and needed a room with 2 twins so they switched us. The first unit was CLEARLY not a deluxe (what a scam). Our ocean view room was a *very* distant horizon view (sad waste of $).

Its quiet there beside the heavy doors slamming all the time. The rooms are very outdated...and the beds definitely reflect it. The maid service basically consists of them throwing a bag of clean towels by your door every morning and we were never told that there were towels for the pool. We ended up buying plastic bowls/cups because we weren't sure about the stuff there.

The hotel is also away from anything....I'd definitely take a pass on this place.

We were visitors to The Palms for dinner with friends. At 8PM we had a call from security that we were being too noisy. Let's just say we are in our late 50's to late 60's, no music was playing, and we were literally talking before dinner when we received the call from security. We then moved inside for dinner and at 9:45 we had a knock on the door, once again asking us to be quiet. This was a Friday night, and we were doing nothing more than talking and laughing....quite amazing to be in Hawaii on vacation at our age, and having security coming to the door. Hey, this hasn't happened since we were in our early 20s.....let it be said, we would not recommend this complex for anyone unless they are either infirmed or deaf.

I have traveled to Maui many times (12+, lost count). We usually stay in Kihei at an older condo. I wanted to upgrade a bit, so we selected the Palms at Wailea. We arrived and the condo we were given was AWFUL. According to the front desk, we couldn't possibly move until the next day. So, that ended up being a day wasted. The second unit was better, and had air conditioning, which we had requested. This was at an extra charge though. The first unit was extremely hot, the ceiling fan didn't work, and the bedroom airconditioner dripped condensation all over our personal items that were on the dresser underneath it. The decor was very dated and well worn. It was all closed up and the temperature was 90 plus degrees. The hotel clerk was very curt, just shy of being rude. It was also very dark and hard to find our unit.

After we moved, we enjoyed our unit. The Master bedroom didn't have a remote for the TV, took the staff 6 days and about a dozen phone calls to correct the problem. The staff was somewhat nicer this time, but we got frustrated by the lack of response.

Asked for extra beach chairs, not possible.... Late check out not possible. Kitchen Okay, but not well stocked either. Also, as in other reviews, the 2nd bedroom was more like a den off the living area. Had sliding slatted doors, made it difficult for child to sleep if we were up and watching TV.

The Palms did give us a small refund for not having the remote. This desk clerk was delightful. I wish we could have dealt with her with our other problems.

Overall, I would say that other condos in Maui offer a lot better value. I doubt that we would stay here again, but we would for sure have to have AC.

We were very pleased with the initial appearance of our 2 bedroom condo at the Outrigger Palms of Wailea when we arrived on Feb 13th. However, the date should have been a hint to us that things might not really be as good as they appear. After about two days we noticed small bumps on our arms which seemed to increase every day. When we realized the bites were getting redder and more numerous every morning we quickly checked the twin beds and discovered them loaded with bed bugs...hundreds of bugs hiding in the creases of the bed skirts, under the mattress pads and between the beds and the walls. Disgusting! The worse part is that the bites don't actually appear for several days. We had over 300 red, itchy and eventually infected bites on legs, arms,backs, necks. The horror continues as we return home to throwing out suitcases, pyjamas, any suspicious articles of clothing as well as special laundering to prevent bringing any of the horribie creatures into our home..THere have been trips to the docter for antibiotics and cortisone creams. Apparently the bites can take quite a while to heal. The management at the hotel made us wait an entire day to move to another suite and then we had to move our bags ourselves. They apologized but that just doesn't cut it when their unclean buggy beds have just ruined our vacation and left us with infected bites. When we went to the beach the sun and sand just seemed to make the bites more itchy and red. So much for a relaxing beach holiday in Hawaii !!!

We went in 2005, but it is still bothering me !! The 2 bedroom condo was a good size and that's it. When we checked in there was feces on the toilet, so they sent someone to clean. When they left, it was still there, so we got our own cleaning supplies at the store. We were told there's an air conditioner in the bedroom. That barely worked and smelled like cigarette smoke. The cool ocean breezes would have cooled us down, but we were told to lock the doors and windows because of breakins. It was extremely hot !!! The people under us were working on their condo and had saws and hammers going all day.

MISERABLE TIME !!!!

BEWARE if you have considered reserving your stay at this unit-!

UNIT # 608

We just returned from what would have been a much better 'living' experience in Maui had it not been for a petty scammer by the name of Bruce Travis, who is also sought out by authorities for tax evasion as we speak. We paid in full 30 days in advance after being promised complete air-conditioning throughout the unit. When we got there (approximately 100 degrees inside the unit), we immediately called Bruce for HELP? We thought we had signed up for a place that was well eqipped with A/C units which would keep the unit at 70 degrees or cooler & thus livable? He ended up getting a portable unit from Costco which still did NOT cool the place down much more & stayed at 90 degrees for 3 days straight? The BBQ unit was old & tarnished after we specifically asked him to have a fully functional one as we were planning on grilling & cooking meals during our stay - he replaced it with a half broken unit after forceful communications which we never used. We ended up eating outside MOST of the time. So, in a nutshell, if you are OK with 90 degrees inside & a place that looks like trash, then U have yourself an excellent deal on price! If not, look elsewhere - there are BETTER units for a few extra dollars!

QUESTION: Why Can't Owners simply be upfront about the state of their units versus having to resort to making false promises and not delivering or refunding what they have charged you?
