This is a great condo/hotel. We had a 1 bedroom Ocean view room 313. We are in Kahana which is about 20 minutes from Lahania. About Lahania – hated it! If you like Chinese trinkets and crowds then this is the place for you. The Royal Kahana has its own beach – golden sand! No crowds. The staff were great and the condo was very well decorated. We will definitely return! This was my second stay at the Royal Kahana and I will be returning in January 2009 to stay in a 2 bedroom condo. I really enjoy this place. I highly recommend using VRBO (Vacation Rentals By Owner). You will get a much better rate than booking thru the Royal Kahana. Visit the VRBO website and it will give you details on each condo and easy access to contact the property owner. My 2 week stay in September was in a one bedroom oceanfront condo, 509, website is www.vrbo.com/36439. It is wonderfully decorated, made me think of what Bali would be like. In addition to the ammenities listed on the website, it had so many things that made it unique. These included, beach towels, coolers(2), beach chairs, beach umbrella, beach mats, boogie boards, 2 sets of masks and snorkels, hats, books, beach toys for kids, 2 phones, one with answering machine, 2 clock radios. Also has an iron and ironing board, hair dryer, lots of hangers and drawer space. I appreciated the hot water, came on right away, did not have to wait, great water pressure in the shower, no bugs (they do bi-monthly pest control), free internet - the Royal Kahana charges $9.95 per day to its guests. There are also computers set up in the lobby that charge by the minute, so the free internet that this owner provides is a really nice touch! Parking is included. The air conditioner worked great, but I was more comfortable after awhile opening all the windows and letting the breeze keep the condo very comfortable. The sound of the constant surf is great! This condo is very well kept up, you can tell the owner takes pride in it. One of the best things about this unit is the view. From the lanai, you see the islands of Molokai and Lanai. Molokai is beautitul to see, especially as the weather changes over it. It is million dollar view and I do not know of a nicer place to stay on Maui that has a better view in such a nice area. Condo 509 is on the side of the Royal Kahana that is away from the pool area which can get noisy. Also, the pool side gets more direct sun during most of the day so your unit can really heat up. I enjoy the pool area, there are plenty of chairs in the sunny areas and under trees around the pool, also, you can enjoy laying under the palm trees in a grassy area between the building and the beach. Tiki torches are lit at night which adds to the tropical flavor of the area. The lobby is undergoing major reconstruction and should be wonderful when it is completed. As you can tell, I am a big fan of the Royal Kahana, but do compare the prices on their website, with those of the individual condo owners. Also, compare the prices of just a room at the other oceanfront properties in Maui and you will not find a better deal than an oceanfront condo thru VRBO. The owner of this condo lives on Maui and if there is a problem, you can call the owner directly. You do not have to deal with the front desk which according to previous reviews can be hit and miss. We booked at the Royal Kahana with a little trepidation, based on the reviews we’d read, but were pleasantly surprised. We had an ocean-view 1-bedroom (an ocean view is the only way to stay in Hawaii, in our opinion) and it was great. We had a spectacular view of Molokai and the channel between us. The building is a bit dated (as is just about everything in Kahana) but our unit had been updated over the years. It wasn't the Ritz, but it was very nicely furnished, clean, comfortable, and fully equipped. We had a full kitchen, stackable washer/dryer (soap was provided), iron and board, TVs with cable (for a couple of lazy afternoons with the air-conditioning) and the closet was loaded with beach “toys” (snorkel gear, boogie boards, even pop coolers). The beach was clean and for the most part, free of debris. We had one especially windy day that blew up more-than-average wood and rocks, but that was it—every other day was a very easy day for swimming or just walking up and down the sand. The immediate area could do with a few more restaurants. There are a few around, but Lahaina Town is a short drive from the Outrigger, so finding lunch/dinner was never a problem (we ate breakfast in the condo to save some money and calories). The service also was good. Housekeeping was attentive and the front-desk personnel professional and helpful. The gal at the Expedia counter helped us book a couple of tours that we found ourselves interested in and we didn’t feel like we’d gotten rooked. We still have Kauai and the Big Island on our to-do list, but expect to come back to Maui at some point and would definitely make reservations there again. We couldn't have asked for a better slice of heaven on earth. Our 10 days spent in Unit #608 were absolutley fantastic. The owners have taken great pride and care to make sure that everyone who stays there feels like ohana (family). The unit was outfitted with every convenience you could ask for. Coming home after a busy day seeing the sights was like coming home to an old friend. It just felt cozy and comfortable. From the overstuffed mattress on the bed to the wide selection of island music available for enjoyment on the stereo, as well as big screen TV's in both the living room and bedroom, the owners seemed to have left nothing forgotten for a relaxing vacation. We would book there again in a heartbeat, and most definitely will in the future. We rented a one bedroom directly from owner (#812) and it was very nice...recently redone, very clean, comfortable bed, kitchen with everything you need. View was incredible. Beach is not much, but there are plenty of other beaches that are bigger if that's what you're looking for. Nice but not large pool, but never seemed to be crowded. Limited interaction with staff but check in was the least friendly I have ever experienced in Hawaii. Parking sufficient (all lots in Maui have small spaces). Location not in the midst of the resort areas but plenty of amenities in neighborhood. Quiet -- very family atmosphere. Our first trip to Maui, and we had very high expectations. Booked two rooms at the Royal Kahana (oceanside, 7th floor 1-BR suites). Fullly equipped with kitchen-washer-dryers, the condition of the rooms couldn't be better. They must have recently been renovated. Dream-like views of the ocean, private lanais to watch the whales. Lots of room in the suite, all the (updated) appliances/utensils you will need, LOTS of water pressure to wash off the sand (except for room service). But with about 6,000 restaurants and local grocers (and farmer's market) nearby, you won't go hungry. Couple this with a warm, accomdating staff, make this resort your choice. As a former GM with Hilton and Sheraton, I dont' hand out compliments freely. At the Royal Kahana, it comes easy. (and no, I don't work for them !) We stayed in an oceanfront room (1008) for 2 weeks in August. The room was very well maintained and was updated. The view was amazing! The staff was always very friendly too. The beach outfront is not too bad and we went swimming there often. It is also close enough to other beaches and to shopping but maintains a quieter atmosphere. We had such a fantastic time here and would definately stay again. I highly recommend our room! Also during our stay we went to the Royal Lahaina Luau and went snorkeling at Molokini a few times. Theses are must do's on your trip! Our first "big" family vacation (and the first time our kids were on an airplane) was made whole by a week at this very enjoyable establishment. The view from your living room will knock you on your backside, and if you are looking for an extended stay in one location, you cannot beat having a kitchen and a washer/dryer in the room. Furthermore, you cannot beat the location. Lahaina is ten minutes out, shopping and restaurants are within walking distance, and a grocery store is less than five minutes away. Also, we enjoyed the great beaches within ten minutes drive (Napili, Honolua Bay). And a nice, small family beach immediately outside the hotel, with little-kid friendly surf (ankle-high for grown-ups). Highly recommended. Clean, comfortable, and as family friendly as they come. We (Me, wife, kids 6, 8, 10)stayed at the Royal Kahana unit 511 in late July for 10 days and loved every minute of it. This unit was fantastic featuring 2BR and a 40' wrap around lanai. This unit was rented through ChasenRainbows seven months prior to our stay at $300/night. The rates have since gone up a bit. This unit was very clean and personable and having AC was great after a day at the beach. Beach was not that great outside of complex, but a very short drive to Napili Bay. The grounds of the complex were well kept and the pool was very simple but nice. It seems to be a trend that units in these type of places are nicer if you rent the privately owned ones rather than the "Outrigger" owned ones. Loved the unit and will definately stay there again. We had a blast the room was awesome. The view was beautiful. And the price was well worth it. Like others have said, this resort is older but we thought it was a great location, we were on 12th floor oceanfront -- never had such a spectacular view on any vacation! We watched whales, turtles, dolphins, from the lanai -- it was spectacular, the lanai wrapped around so you could see the pool area and the mountains. Room was very large, 2-1/2 baths was great, no one had to wait to use a bathroom -- big bedrooms, kitchen was outdated but we hardly cooked--we had good service from the front desk and the staff was friendly and helpful and maid service every day if we wanted it, we usually just got new towels -- for the value we paid, it was a great deal -- lots of amenities nearby in Kahana, espresso place, shops, restaurants, loved the Napili shopping center and grocery store there -- the pool area was kind of lacking, but there is a great walking beach and you can use lounge chairs on the front lawn which is nice. We really enjoyed it a lot. We stayed in unit #320 and it was a nice surprise to see how big the unit was. The oceanview was ok. The room had been renovated recently. For the price, $179 per night, I think it was a good deal. No beach services offered and the majority of the other guest were older than us (40s-60s). If you are looking for a decent place for a good price I think the Royal Kahana is great. But don't expect it to be a fancy resort with a lot of amenities. I enjoyed West Maui and highly recommend the take out restaurants in the "strip mall" located at 3600 Lwr Honoapiilani Rd. There is a great place called Honokowai Okazuya Deli, The Fish Market, and Ohana Tacos (truck that is there from 6PM-10PM). Dinners for two ranged from $20-$30 total and it was some of the best eating on the island. The thing that is great about the Royal Kahana is the ocean front rooms. I like the huge glass windows that look out on to the Pacific. I found it really quiet. We went looking for a condo that was close to Lahaina and thought this was a pretty good value, given the size of the unit, the view, the location, and kitchen in unit. My biggest knocks on the Royal Kahana are the lack of service, they were not very helpful in booking reservations, but did provide cleaning. The other big downside was the pool. I found the pool to be too much in the shade with too much wind -- I recognize that this was a factor of the location, but I definitely have had better pool experiences in Maui. My family of 4 stayed at the Royal Kahana Feb13-20th and really enjoyed this hotel. Its just a clean, basic hotel with lovely rooms- we stayed in room 1107. The lanai was great with great ocean view( as stated in room type) but it was as close to ocean front as you could get. The visitors are young families and older people which was a bit of a downer for my teenagers as they really didn't see anyone their age. There is no restaurant or bar here but the kitchenettes are set up with all your basic needs if you would like to cook. There is the Kahana Gateway center right beside the hotel with a McDonalds and a couple other higher end restaurants- i do not recommend the Angus steak house- the meal was not great. There are more restaurants within walking distance but limited unless you have a car. The beds were great and my teenagers even found the pull out sofa pretty comfortable. The size of the room was nice as during our "down" time everyone could spread out- we also had 2 tv's . We had a washer and dryer which we used a couple of times. If you are looking for a basic, clean hotel without all the fancy add ons of the big hotels the Royal Kahana will fill your needs!! My husband and I spent 4 nights at the Outrigger for our honeymoon in February 2009. Our room was a 1 bedroom suite ocean view. The views were amazing, we were able to watch the whales from our balcony. The hotel itself is a little dated, but very clean. They are in the middle of doing some renovations so there were workers in the room next to ours. They works during the day so luckily they did not bother us. The beach at the property is rather small, but the pool is nice. The concierge was very helpful. We attended her orientaion the first morning we were there and ended up winning a free sunset cruise. She helpe us plan out activities and also offered discounts. She was very knowledgeable but not pushy. There are no restaurants within walking distance to the hotel so if you stay here you will need to rent a car or take the bus. Overall, the view from our room was the highlight of the hotel! just returned from our trip to maui and we stayed at the royal kahana.we stayed on the 7th floor and our room was so nice and clean. view was so beautiful. if you need a hotel that doesn't cost an arm and leg this one is it. true it does need a little painting here and there but for the price i think this one is okay . front desk service was wonderful,ladies were really sweet and helpful. maid service was good! extra towels needed and they delivered quickly.. no bugs seen!! thanks you royal kahana! and we will return to your hotel. I had a very pleasant and relaxing stay at the Royal Kahana.
Check-in was very organized and efficient. Couldn't of asked for a nicer and most pleasant front desk person. I was tired when I checked in and she somehow picked up on that and reminded me of certain things that she had said earlier, that I had somehow spaced on. That was nice of her.
There were no major problems with the room. Everything was clean and in excellent condition. The only thing that I really could not sort out was the air conditioning. It had a mind of its own. It came on and turned off when it wanted. Also, to make matters more confusing are the controls. You have the old controls, which are from the original A/C units that were installed when the hotel was built. All the knobs are taken off because that system no longer works. (check out the pictures by OCALAFLORIDATRAVELER) Then you have the new controls which are digital, but takes a bit of practice to get the hang of. What I did was to just shut it off, and fully open the bathroom windows, and the sliding glass door leading out the the lanai. This created great flow through ventilation, that worked much better than the A/C. I was surprised at how updated and modern my room was. The bathroom was spotless, no dirt, mold or mildew. The kitchen was amazing, everything you could ask for was provided.
The hotel provides a small amount of coffee & tea in your room to start you off with. They even provide a small box of detergent, all of which was greatly appreciated. Replenishing your food and other supplies is quite easy and convenient. The Kahana Gateway Shopping Center is maybe a 5 minute walk from the front door of the hotel. A General store is there. There's also a Safeways, and Star Market just a few miles away. I bought a bag of Kona Coffee at a nearby supermarket and made good use of the coffee pot and filters provided by the hotel in my room.
The pool is a nice and relaxing place to hang out, and just be lazy. Also the beach is great to walk along at sunset. Parking was never a problem. There was always an ample supply of spaces, but the spaces seemed to be a bit narrow. I normally drive a small car. All that was left to rent were mid size, family sedans, and SUVs. I guess I'm not use to maneuvering a mid size car.
I do have a few more things to say about the hotel in general, in order to give the place a fair assessment. Yes, it is an older property. I feel that it is well kept and its staff does a good job of making it a pleasant place to stay.
The rooms can be, how can I put it?.............."Hit & Miss" at times. Some rooms are old and in need of updating. Some rooms have been partially updated, while others are totally updated and refurbished. Please read some of the reviews and look at all the pictures provided by traveladvisor. Especially if you are in the planning stages of your next vacation to Maui. This is my second time staying at the Royal Kahana. Both times I have lucked out with really nice, well maintained updated and/or refurbished rooms. This last time, I met some real nice folks from Canada and was invited to their room for tea and cards. I was shocked at how different the room was compared to mine. Some of the appliances lets just say were well used and showed it, the furniture was dated, the carpet wasn't as clean and bright as the carpet in my room. But they did have a large flat screen TV, the one thing I didn't have in my room. Even the room next door to mine had a few differences worth noting. The furniture was quite different, (modern faux leather), the carpet was clean but older than mine. You could tell by the wear. The bathroom and kitchen was just as new as mine. It is also worth mentioning that the rooms on the higher floors are used much more than the ones on the lower floors. This time I was on the second floor and had a beautiful room. The last time I was on the 8th floor, and had a nice room too, but you could tell that the room on the 8th floor with it's wonderful view had endured a little more wear & tear than the room on the second floor with it's partial view of the water. Even the furniture on the lanai will differ from room to room. This is not one of those hotels where everything is uniform. It's not one of those places where the TVs are all the same; the furniture is exactly alike in every room, the appliances are the same. It is interesting however, to find out what you get. (that is, if you get something nice.) Lastly, the washer/dryer. Having just flown in from Oahu with a suitcase full of dirty clothes; It's great to have this right in your room. Furthermore these appliances were so quiet I fell asleep while doing my laundry. I wish my washer/dryer at home could be that quiet!!
My only disappointment was with the internet. I got about 1 day worth of free wifi. After that I could not access it any longer. I would sign on and it would automatically go to a pay site. Since I was on vacation, 24/7 internet access was not a pressing need. I do see where this may be a problem if you are doing a certain amount of work. Or if you are in constant communication with friends, family, or associates. I also believe that in a place like the Royal Kahana, free and easily accessible wifi should not be an issue.
I don't believe in nitpicking. Yes, you can find nicer places on Maui and you can do a lot worse. Go in with an open mind, and you will be pleasantly surprised. By no means am I saying to settle for something if it's not to your liking. If your room is not to your liking, go back to the front desk and sort it out. From my experience(s) they have always been willing to accommodate my wishes.
The Royal Kahana is a good value for the price you pay. Being an airline employee, I am always on the lookout for a good bargain, and someplace that I can refer friends and family too. The Outrigger group has always been good to airline people and I can gladly recommend this place to all my airline & non airline friends. We booked unit #909 through VRBO and enjoyed the stay. While the resort is outdated, our unit was simply decorated with modern wooden pieces and nice accents. It was very clean upon arrival. The view from the balcony & the bedroom were simply amazing. The lanai proved to be a great place to start and end the day by enjoying breakfast at the high wood table and the sunset on the lounge chair with a glass of wine. We enjoyed the little features the owners provided like the iPod docking station and the coffee maker which brews into travel mugs- perfect for mornings on the go. The kitchen had everything we needed to make a few meals and while the blender didn't work the first time we tried to use it, the management company was very quick to deliver a brand new machine so we could enjoy fruity cocktails. As I mentioned, the resort is dated. There was work being done at the pool but there were plenty of lounge chairs on the grass facing the ocean which provide a much better view anyway. There was a small work out facility which we had access to & used daily. The resort is centrally located and a short drive to many great restaurants: PacificO (great view & food), Sansei (excellent sushi!) and Mala (simply fun!) Overall, I would recommend #909 if you don't mind taking ithe resort with a grain of salt. My wife and I stayed at the Royal Kahana from March 21-28 and we had a great time. We stayed in a 1-bedroom unit that was very well decorated and in great shape. Even being on the 2nd floor offered a clear view of the ocean and neighboring islands. We even got some great views of the whales breaching from our lanai. Yes, the complex isn't the Ritz-Carlton, but it wasn't in that bad of shape as some of the other reviews have claimed. The staff was also very pleasant and not rude at all as others have claimed. The daily maid service was super and efficient. She even did our dishes! The carpet was clean and in very good condition as was the furniture in all the rooms. The only "dated" aspect of the room was the tile in the bathroom (it was still in good shape though). Having a car (a must) made it very easy to get to the various beaches, Lahaina, South Maui, etc, although the traffic can be a bit congested at times. And speaking of beaches, we found the D.T. Fleming beach to be a great place to use the body board, but the ones in Kihei (South Maui) offered calmer water and nicer facilities. Just a matter of opinion as ALL the beaches we went to were very good. The only downside for my wife was the water temp (74 degrees) and the cool evenings. This was our first trip to Hawaii as we have been going to Jamaica the last two years which does have warmer water, but it just takes a day or two to acclimate. Yes, if you want to save some bucks, go to Safeway or Star Market for food items and do some meals in the room. We did breakfast there and prepared our lunch on most days before we headed out (bought a small cooler at Star for $9 and got ice at the condo in the basement). Parking was NOT an issue as another reviewer recently stated (I was there at the same time he was), but the slots are very narrow. If you stay with an intermediate size car you'll be fine. Overall, our seven days in Maui were great, and staying at the Royal Kahana was much better than we had expected. We stayed at Royal Kahana Mar 19- 24. We booked through AAA/Pleasant Holidays. We were allocated Room 904. This place and room was much better than we had expected. My wife and 3 yr old daughter was with me. The view from Lanai was awsome !! I dont know why people are complaining about parking. There is ample parking in front of bldg and also in basement. The basement was 70% empty all the time we stayed there. Checkin was a breeze. Hotel staff was very nice and courteous. They missed giving my daughter the beach play kit. However when I told them the manager came up next day and gave it to us personally. The daily cleaning staff did a great job..they even cleaned our dished. We had a oceanview studio with a King size bed. i would highly recco room 904. The only issue we had was old carpet and old tiles in bathroom but they were clean. Great location..walking distance to Mcdonalds and other food places, gas station and even a bank and a grocery store. the beach is not big but good enough for kids. Daughter loved the swimming pool ..They cleaned the pool every morning...kahana is pretty close to Lahaina which has a mall,savon and safeway.... We were in unit 914 from March2-March16, 2008. We rented from a private party (VRBO #136021). Newly remodeled. Travetine floors and lanai. Granite countertops. New bath fixtures and shower was upscale. Brand new Hawaiian style furniture. Very clean when we arrived. No daily housekeeping so you have to keep it clean yourself for the duration. Great view of Lanai and perfect spot for sunsets. Only downside was the noise factor of 30mph tradewinds blowing thru the back louvers. Sounded like a good old fashioned WI blizzard for five days.Undercover parking always available. Pool area neat and clean and not very crowded, even in March. Favorites were the macnut/banana pancakes at the Gazebo at Napili Shores, the mango daquiries at Hali'imaile General Store, and the fish and chips at Kimo's in Lahaina(lightly breaded Mahi, best I had in Hawaii). We experienced the same front desk treatment that other reviewers noted. NO ALOHA SPIRIT THERE!!! Stay: March 5-12, 2007 After reading some bad reviews, we were leery of staying at the Royal Kahana. Our travel agent had recommended it, so we thought we would give it a try even though we had stayed at and were familiar with other properties in the the area. Location: About 5-10 mins north of Kaannapali and Lahaina, the location suited us well. We did not feel like we were in the middle of everything, yet close enough that it was never a hassle. Across the street is Kahana Gateway, which has a gas station, McDonalds, Outback Steakhouse, Maui Brewing Co. Restuarant (good food & beer), Roys Restaurant (didn't eat there), Hawaiian Village Coffee (good ice cream), and some shops. We went there several times and enjoyed having all that within a very short walking distance. Parking: We never had a problem parking at all. We had a PT Cruiser and it worked just fine fitting in the stalls and never had a problem finding a spot. I imagine an SUV would have a little harder time fitting in some of the stalls because they are on the smaller side. Beach: We really enjoyed the beach in back of the property. It was not crowded and we were able to hang out and do some swimming. A lot better than what we were thinking it would be like based on other reviews. Building: The building is a little older.. there were some areas that they were working on on the exterior, but it was never bother. There were 3 elevators, so getting up and down was never problem. The pool area was average size and although we always went to the beach, it looked nice. They also have several BBQ's on the property by the pool which we should have but never used. The lawn area was well maintanced and had some lawn chairs on it as well. Check-In: Smooth and quick. Nice staff. No problems. Room: We were in Room 905 and loved it. It was clean, up to date and the air conditioning worked great! The view from the balcony was amazing in both directions- the ocean and the green valley. The kitchen was fully stocked. We bought some groceries for the fridge to snack on and housekeeping even did our dishes, which was not expected. They kept our room clean and nice the whole time. We used the washer and dryer once, with soap they provided. They only give one coffee packet, which for 2 people worked for 2 days. We asked for another and they said it would be $1.00. We paid it, used it and after that got our coffee in the lobby each morning. It was quiet the whole stay. Our only complant would probably be on the bathroom tub faucet... it was a hard to turn and wasn't attached to the wall securely, but that was a minimal problem that didn't bother us much. Overall: We really enjoyed our stay at the Royal Kahana. We thought that the price was right, especially to have the kitchenette and oceanview with balcony (compared to some other properties prices) and it was a great place to call home for a week. We did hear one person at the front desk asking for a different room, so we figure a lot has to do with owner of the condo and how well they have maintained/updated it. Even though we got room 905 and liked it for the beginning, if you are not happy with your room, ask to check some others out until you are satisfied. We booked a 10 day trip to Hawaii through the Travel Center of Colorado (we recommend this outfit!). Great total experience. When we got to the Royal Kahana we found we'd been upgraded to an Ocean View Studio at no charge. We enjoyed the kitchenette where we could butcher pineapples and enjoy light breakfast before heading out. Hotel is clean, friendly, convenient, and just shabby enough to not be intimidating. Service was great. We just loved everything about it, including the nice small beach it sits on. I would recommend this hotel to anyone. My brother, sister and I stayed at the Outrigger Jan 16th - Jan 18th. We upgraded from a studio to a 1 bedroom condo which was room 1113. This condo was great!!! It was clean and had a well stocked kitchen as far as glasses, plates, cooking utensils, etc. You could tell the owners really took pride in this place. The best part was the lanai and the fact that we woke up on Thursday morning to watch the whales going by. They were there all day. You could see them breaching out in the water, it was the coolest thing. The sunsets were incredible as well. We cooked in one night and used the grill at the pool area, it worked out perfect for us. Probably our only complaint was that we asked for fresh towels and after calling several times, had to go downstairs ourselves and get them, no big deal. They were also doing maintenance at the pool area while I was laying there but I guess they have to do it at some point. I would definitely go back to this hotel again and loved Maui. We stayed one week in unit 705. We were upgraded to an ocean view studio when we arrived. We had expected a pullout bed for our daughter, but when we arrived there was a second queen bed...which was a very nice surprise. The decor is tired and dated, but clean. The carpets were clean. The bathroom needed updating, but wasn't bad. The kitchen was well-stocked...even had a blender! We were delighted to find a washer and dryer in the unit...although the detergent was never replaced by housekeeping. That was very handy to rinse our beach wear off at the end of the day. Internet was important to us and we tried to connect with the pay service available though a private carrier at the hotel, but we had technical problems. We called tech support and they are only open 9-6. Well...HELLOOOO, it's Hawaii...most people are not in their rooms during those hours. I did manage to call them at 5:00PM one day but only got the machine and they returned our call the next day at 1:30 and of course, we were out. So we eventually gave up on that and used the computer in the lobby which was fast, but it was 20 cents per minute and there was only one which made it tiresome if someone else was using it. The service was pretty good, although housekeeping was a little slow responding to a request for an extra pillow (2 days). The front desk was very friendly and helpful. We also used the gas bbq's a couple of evenings for supper and one evening had our supper "poolside". That was a nice feature. It's not a fancy place by all means, but for the cost it was good value. We arrived on 12/6, right during major storms, phone was out at the property, but other properties had on power, so we were lucky that was the only problem. We stayed in 7th floor 2 bedroom condo, very spacious nicely furnished, not elegant, but nice. We stayed until the 11th, 2 couples sharing. Service was great, free parking, quiet, nice pool, nice beach access. expedia travel was excellent at arranging activities. Road to Hana Tour was excellent. Hike to water fall was fun. Hyatt luau, Drums of the Pacific was just ok...seen better show at Oahu Poly Cultural Center, food was good. But it's worth it to go, just to walk around the Hyatt property...amazing! Right behind the Kahana, is a little shopping area with a micro brewery, and a Roy's, and Dollie's a locals tavern and grill. Front desk recommended the open air Sands Restaurant down the street for breakfast, we tried it, it was good and we went back a couple of times. We stayed four nights at the Outrigger Kahana and really enjoyed it. The rooms are vey spacious with everything you could need and it is clean.I think each room is owned indepenately so the decor in each room might be different, but our room was great.The kitchen was fully equipped and the view was superb. We loved the lazyboy chairs in the room. We arrived early and was able to check in. There is a small supermarket behind the hotel where you can get drinks,chips etc. But you really need to hire a car if you are staying in Kahana. I would recommend staying here it is a great hotel with big rooms and we would stay here again.You can also get free wireless internet from around the area. We were recommended to the Royal Kahana by a friend and overall we did like the place. It is NOT a fancy resort, but we think a good value for the money. Our room was a 1br unit with ocean view, room 918 on the 9th floor. Room was nice and carpet was clean and just fine. The a/c can have a hard time keeping up it if is hot out, but you can open the windows on both sides of the unit and get great flow through ventilation. King bed was very comfortable. Remember that each unit is individually owned, so you should plan on asking to see the room they have planned for you and trying to switch if you don't like it. If you arrive at or close to check in time, they might not be ready yet and you might have to wait awhile. Make sure you ask for higher floors for the best ocean view. Watch out for the "Expedia Local Expert" folks who man the booth in the lobby. I don't think they are at all associated with the condo, but rather they must rent space there. In any case, they will try to make you believe they are there to help you, but they are really there to sell you tour packages!! If that is what you want, then that is fine and you might appreciate their help - just be prepared for some sales talk and for them to mention how they can offer you a discount if you agree to hear a timeshare presentation. The timeshare presentation isn't required however. We will stay here again for sure! My wife and I visited Maui for our 5th anniversary from September 25 to October 5, 2007. After reading a large number of reviews, we chose to stay at the Royal Kahana, and we weren't disappointed at all! We stayed in Condo 1215, a beautiful one-bedroom ocean-view. The condo was equipped with a full kitchen (as well as appliances and utensils) along with a washer, dryer and dishwasher. It is located in Kahana (just a few minutes North of Lahaina on the west side of Maui). The room was comfortable and clean and unless a "Privacy" sign was on the door, the cleaning staff would clean and re-stock the condo every day (including doing the dishes!). The resort also has a pool and beach towels are provided by the resort (so you can change them daily for fresh ones!) Also, to alleviate some other concerns I read in reviews, we didn't see any bugs (with the exception of a dead cricket on the lanai), but we did catch a small lizard in our room on our last night there! (small meaning not as big as a penny). The staff was always polite and courteous and there was always someone available at the main desk in the lobby. Also, there is an Expedia travel office at the resort if you need to book activities. Most of the prices they quoted were quite a bit cheaper than what I saw anywhere online, so you might want to check them out! The Expedia reps were really helpful and even provided a short introduction to the island and it's activities during our first day so we wouldn't miss a thing! The view from the lanai was incredible! Being an ocean-view, the left side of the view was of neighboring resorts, but on the right side we had a great view of the ocean and distant islands. The beach at the condo isn't really anything special unless you have small kids who want to play in the quiet waters. I would recommend travelling a few minutes North to the best beach we discovered in the area... the D.T. Fleming beach park! The waves here are pretty big (great for boogie boarding) and the beach is quite large. There is also ample parking and facilities available (both of which are hard to find at many of the beaches around Lahaina). Another beach I would recommend is the LONG stretch of Ka'anapali Beach (including Black Rock- a great snorkeling spot). The waves here aren't very intense, so if you just prefer swimming out, this is probably the beach for you. The weather in Kahana is a little on the breezy side, but we found that if you didn't like the weather in one place, a 5 minute drive in either direction brings a drastic change! Lahaina is HOT with very little breeze to speak of. It was a great anniversary trip for us, and we really enjoyed our stay at the Royal Kahana! We just returned from a week at the Royal Kahana. Overall the property was clean and the service was excellent. I expressed to Bill, the on duty manager, that my only disappointment was that the truly ocean front units were two bedrooms. It is their belief that if you walk into a unit and can see the ocean out the patio door, then it is ocean front. We were lucky to be on the 12th floor north side which had a nice ocean view but no direct sun so the unit stayed cool. The condo complex next door was empty due to beach and interior renovations with minimal noise. There was ample parking out side as well as under the building and tennis courts. This was owners week and the only time the pool area and cabana were closed was Friday from 6 pm to 10 pm. I stayed in this resort for 6 days. Room was neat and clean and so the Bathroom. Kitchen was a big help as it saved alot of money. Beach was clean and pool area was well maitained. Its a nice deal for people who have a limited budget. We spent a week in mid-June at the Royal Kahana, Suite 811. Before our vacation, we read several reviews raving about the view from #811, and it didn't disappoint. It's a corner suit with huge window, and the large lanai is great for meal or just ocean-watching. The Unit itself was somewhat dated. The furniture was somewhat worn, and not very comfortable. In fact, after the first night, my teenagers slept on the floor in the living room rather than on the beds in the guest bedroom. Similarly, the "stack" washer and dryer unit had seen better days, and while it did the job, it took forever to do it. The beach behind the hotel is small, but nice. While we were there, however, there was absolutely no surf at all. It might be fun for very young children, but my kids were bored to death. The hotel's fitness center was small, and dated, but it satisfied our needs. We worked out 3 or 4 times during our week stay, and we never saw another person in the room. Lastly, we attended a Timeshare presentation at "Sands of the Kahana", which is next store, and it wasn't that painful. It was very low-pressure, and actually sort of interesting. This hotel is located on the Western side of Maui. It is probably 30 miles or so from the airport. The hotel is nice, but nothing fancy. It is made up of condos that are individually owned. Some of the rooms include daily maid service and some do not. We were in a studio on the top 12th floor. While our condo could have been cleaner (ours did not have daily maid service), the view was awesome! We have a 180 degree view of the ocean and could sit on our patio and watch the whales. While my husband and I did enjoy ourselves (heck, it's Hawaii in the winter!), the hotel could have been nicer. If you have a problem with your room, you are instructed to contact the owner, the front deck people cannot help you. We had to go the entire 9 days with a burnt out light bulb. The hotel also has no restaurant, but there are some close by. It does sit on small beach that was not very crowded and fun for kids. I would probably not stay again, only because of its location. It takes awhile to drive anywhere else of the island. Location was ok in that it was "oceanfront," close to a couple good beaches in short driving distance, walking distance to strip mall right behind it, not too far from Lahaina (but not in Lahaina, it's in Kahana.) Balcony/lanai was my very fav thing of the stay. It had a chaise lounge I spent a lot of time on, watching the sunset, eating dinner or breakfast, whale watching (alas, no binoculars...) Had all basic condo amenities except no dishwasher in studios. Housekeeping was definitely "light" as they indicate in their check-in brochure. Never vacuumed the entire week, but did restock coffee and nice toiletries (not laundry soap,) and did wash out the glass or dish I left in the sink to soak. First day as I was leaving to go to the beach, I passed the housekeeper who tells me I don't really need anything do I, and I say just the garbage changed, and she hands me a bag.... Lounge cushion worn and torn. When I went to go to bed, I smelled urine and discovered a (dry) urine soaked pillow under the pillow case (what they couldn't see or smell that when they changed it??) First night there, screen door handle came off in my hand. Bed didn't seem like it was going to be very comfortable, but I was pleasantly surprised. Room furnishings/decor very basic (1017) but each individually owned so others may have been newer or fancier. On check-in, I inquired as to how to adjust the a/c (you can't) because they left the curtains open and the sun beats down that way in the afternoon and it was hot. I was given a lecture on what's hot or not. Excuse me?? For most of my stay, I only used the ceiling fan and tradewinds. Loved sleeping to sound of ocean w/balcony open. Not asked how my stay was on checkout. "Reception Night" was fake mai-tais and a bowl of pretzels everyone dug their hands into out by the pool. Pool area and landscaping very nice and well kept. Beach out front good for sunbathing and sunset watching. Room should be arranged so not sleeping 5 feet from the "kitchen." (switch bed and sofa bed.....) Overall stay was ok. (I go every to HI every year.) Tough to see Maui so built up these days... We returned from spending 2 weeks at the Royal Kahana on Feb 5/08. We stayed in room 916 and although the view was very nice, the room is definitely in need of updating. The carpets are worn and fraying. The paint is peeling above the shower and the curtains are stained. We did ask about changing to another room and the staff were accomodating. The room we looked at had been up-dated and was very nice but it was on the shady side of the building and we prefered the sunnier side. We discovered that our unit is actually up for sale, so hopefully the new owners will fix it up. As others have noted, the washer/dryer are great to have. They only supply one small box of detergent so bring some from home. The unit comes with the usual soaps/small shampoo etc in the bathroom. The kitchen is equipped with 4 sets of dishes,cutlery and glasswear as well as cooking implements, toaster, blender, coffee maker, stove, fridge and microwave. They suppy dish soap, salt/ pepper, tea and one small bag of coffee (per visit). They do offer a limited amount of coffee early in the morning down in the lobby. Bring sugar and additional coffee etc from home if wanted. There is daily light house keeping. They replace used towels/ paper products, remove garbage and make the bed. I don't know if they do dishes (there was no dishwasher in our unit). They are supposed to vacuum but we suspect they never actually did (or if they did, it wasn't done well). The sheets on the bed while clean, had small rips, holes and were very worn. The building itself is fine. The pool does get sun. The basement has a pingpong table, vending machines, exercise room and separate men's/ women's sauna. There is internet access on the main floor ($) and a small selection of books if you want something to read. There is an activity booking centre in the lobby for sight seeing and they host a continental breakfast on your first morning. We did not go to that or do our bookings through them. You can often get better deals by going into Lahaina and getting last minute sell offs. Over-all, our experience was good, but the weather wasn't and the locals told us this is the first time in 10 years that Maui is really experieincing a "true" winter. It rained everyday and the wind blew so hard, it keep me awake at night. The only way to shut out the whistling noise was to shut the bathroom door and open the lanai slider. Would we stay there again? Maybe. We reserved two Oceanfront 2 bedroom condos for our family from Dec. 27 to Jan 2. Our request to be adjacent didn't work, we were on 10th and 7th floors. That was disappointing, but I suppose they have their reasons. The good: The condos were huge, plenty of room and well stocked with what we needed. One even had beach chairs and a boogie board in the closet. We ate in each morning and for dinner two nights and had everything we needed to prepare our meals. The view is extraordinary, and the setting is beautiful. The daily maid service was adequate, although the towel supply was hit-and-miss. The washer and dryer were great. We could see whales spouting and our son surfed right off the beach in front of the condo. The bad: The condos were only adequately clean. We spilled on the floor and wiping up made us realize the tile floors were really gross. The water in our showers (both units) was warm, but never very hot. The furnishings in these two units were quite worn. We had problems with living room lights. They never did work in 711, even after we asked for help and they told us the problem was solved. The living room lamps in 1011 worked for part of the time we were there. The office staff were not very friendly or helpful. For instance, I did not know until almost the end of our stay that pool towels were available. The ocean in front of the condo was brown the entire stay. We did not swim there. As I mentioned my son did surf and he said it was clearer farther out. Lounge chairs around the building are minimal, mostly full and the building shades much of the area most of the day. We spent our days at other beaches. All in all, the space made the condos acceptable. It was good to have large rooms and to be able to spread out. But we paid $399 per night and even for Maui that seems high for what it was. We usually stay in a resort when in Maui and will again. We've paid less for wonderful hotel rooms that were clean and had amenities. But if you need space and are doing a family vacation, this place works. Just don't expect a resort or full service hotel. And definitely don't expect any extras or frills. This is a basic, serviceable condo hotel. This was our first vacation in Maui and after a lot of research we decided on the Royal Kahana to call home for a week. The drive from the airport is close to an hour depending on the traffic but its a nice drive once you get away from the airport area. Our room was on the 8th floor with a view of the ocean which was nice. The room itself was big and had everything you needed for the stay. Our only complaint, and it depends which condo unit you rent, is that the carpets were filthy. We were told by the front door staff that they had been scheduled to be cleaned prior to our arrival but they had not been done yet and they were going to be done the following day. So the next day by the time we got back from a day of exploring the carpets had been cleaned. It helped marginally, but they really were in need of getting new flooring. The Hotel had a nice size pool which was never to capacity surprisingly because the beach was pretty small to be lounging around at. It is also pretty rocky entering the water so be careful. It is not what you call a playing beach but when you are on maui there are plenty of good beaches within a few minutes drive. We did the road to Hana, the volcano, snorkelling all over the island, the luau in Lahaina, visited the Kihei and Kaanapali areas and golfed at 3 different courses. All these excursions were worth the time. There really is so much to do that the week went by too quickly. As far as the golf went, the more the course charge does not mean they are any better. Try some of the cheaper courses inland and you will be pleasantly surprised. Overall, the Royal Kahana is a nice place to call home when you are in Maui. Its an easy road trip to anywhere on the Isand and if you like it a little more laid back then this side of the Island is for you. My husband and I stayed here for 3 nights in a studio. We arrived at 1.30 - totally exhausted but no rooms were ready so we literally slept in the foyer. My husbands snoring was so loud we were in a room by 2pm - check in is 3pm. The rooms were old - but ok. We were on the 12th floor and woke up sweating to find out the air con wasn't working. When we tried to turn it on the hole room short circited and we had no lights or power. We called down stairs and it was fixed in 10 minuties and we had no problems at all after that. Its a lot cheaper than other places we looked out and lets face it you are not in the room that much so we would stay again. But it is a fair drive to Lahina and about 1 hour from the airport so if you don't want to drive or love the action look around for something else. Not the best hotel. I liked having a kitchen, that's about the only good thing I can say about this hotel. I don't think they vacuum the floors considering our room had pieces of glass in the carpet. It also looked like they don't clean the bathrooms very well. The decor was very outdated too. I would not recommend this hotel. The pool is not that great, the beach was ok. Looks nothing like the website, rooms and beds have not been updated since the mid 70's, well ok maybe the towels were bought some time in the early 80's. There were three remotes none of which were sanitary. If you want to have a Drunken party here go for it, because it won't hurt the carpet any, well it was changed with the towels. Other than that the views are ok. If you are going to use the cooking supplies or the laundry unite make sure you have an up to date tetanus shot within 5 years. Oh one last thing you may want to were your flip flops full time even in the shower. Think twice before you click that booked button We were very disappointed with our unit. The decor was "Grandma style" and the carpets were dirty and furniture was old. The maid staff was lazy- the first day we arrived the bathroom walls were dirty. The lobby was really sad and looked like it had never been updated since they built the place in the 80's. This place could be really nice if it was updated. We did have a beautiful ocean view. We had a great time in Maui but would not recommend this place. This place was just ok for our first time in Maui and not really knowing where to be. We got there around 2pm and our room wasn't ready, so they told us it would be ready by 3pm. When we came back, it still wasn't ready, so they gave us unit 603. View not so good from that side. Pretty average, nothing fancy. It was nice to have the washer/dryer though after staying in Oahu for 3 days and having a kitchen was also nice since Maui is pretty expensive, we were able to cook two meals there and have breakfast before leaving in the morning. One thing I did notice that bothered me was the condition of the carpets and the mold on the shower curtain. The shower curtains are white, so its not like the maids didn't see it. If you're on a budget and just looking for a place to stay within a close distance from Lahaina and Kaanapli Shores, this might be the spot for you. I wasn't overly impressed, or disappointed, its just an average place to stay. Oh and despite other posts, we never had a problem with parking. They have the whole front lot and the lower deck under the garage as well as one beneath the tennis courts. We stayed at the Outrigger Kahuna from March 2-5th. Upon arriving-Room 1018-air conditioning was off...very hot. Took all night to cool down. There was a bad odor in the room. Not a pleasant smell. The carpet was old and dirty looking. The curtains were dirty. The bathroom needed a whole new makeover!!!! It needed new tile, painting, fixtures, etc. The outside of the building and room needed a whole new makeover as well. Parking is not good either!! The only good thing was the view. Great View!!! My folks bought our entire family of six a trip to Hawaii. It was supposed to be the trip of a lifetime. Our first few days at the Outrigger Royal Kahana were lovely. We were in the penthouse; it had a giant television, a nicely equipped kitchen, a full size washer and dryer and decent bedrooms. I was a little disappointed that my husband and I were in a bedroom with two single beds, but I think that was more the travel agent's oversight than anything. Our trip was booked through AAA travel. About 4 days into our stay housekeeping informed my folks that they found bedbugs in my husband's bed and that we would have to move to another condo and all of our belongings including our luggage would have to be washed and/or fumigated. Management promised they would take care of it and whisked our clothing away to be laundered. Our luggage was strewn about the floor and we were assured they would fumigate it and return it promptly. A few hours later our laundry was delivered to the original condo unwashed and we were told housekeeping couldn't wash it because it would contaminate their washer and dryer. We were given several boxes of laundry detergent and told we could wash our cloths in the original condo. There we were, in Hawaii on the trip of a lifetime and we were doing laundry and checking under the bed every so often for creepy crawlies. In the mean time my sister and her husband were in another condo with a broken air conditioner. They were told that the electrician and whoever is in charge of air conditioners were on separate contracts and that it would be fixed shortly. The air conditioning worked sporadicly throughout the week, but was never fixed properly by anybody contracted to fix it during our stay. The condo we were moved to wasn't nearly as nicely appointed as the first one. It had a smaller TV, the kitchen wasn't as nicely equipped and according to my folks the bed in the master bedroom was like trying to sleep on a marshmallow. The only upside was that in the new condo at least my husband and I had a double bed to sleep in. Never mind that we all woke up for the 3AM bug check every night. Our luggage was not fumigated. Housekeeping took it downstairs and put it in the dryer. I suppose they changed their minds about contamination. The case for my husbands fishing reels melted so I presume it go hot enough to kill any bugs that may have been trying to hitch a ride to Pennsylvania. Management posted a sign on the door announcing a plumbing problem in the room. Funny, I thought the plumbing worked fine. My Dad spent $40.00 on wireless Internet access. It did not work properly in either room. To get any sort of wireless signal you had to take the lap top out onto the balcony and hold your face just right and say a certain combination of words. Though we complained he was not reimbursed. We were told simply that we should "get closer to the ocean." In the end Outrigger reimbursed my parents for only 4 days in the penthouse, though we actually lost 5 days plus whatever time we spent fooling around doing laundry and checking for bugs. Nothing was done about my sister's condo and the fact that the air conditioner was broken. To my knowledge that issue was never even addressed. I do have to give the maid who discovered the bugs and alerted us credit. Thanks to her I don't believe we brought the disgusting little critters home. I'd go back to Maui, but I would not stay at any Outrigger property anywhere again. The only reason they got two stars instead of one is because of the fantastic view and that is something management has no control over. We just returned from a 15 day stay at the Royal Kahana. It was our first time in Maui.We got off to a bad start on the first night of check in. The room was very outdated (915). The next morning we went to the front desk and they gave us a few keys to other rooms and apologized. So, we moved to 907 - it was fabulous, clean and totally redone. That evening after coming home from dinner at the China Boat we turned on the lights and my, my bug and cock roach city in the kitchen and entranceway. So, called the front desk again and got some more keys to look at other rooms and of course another apology. We ended up in room 1006 which was just OK. I really didn't feel like calling again the next day and moving to something nicer. (these were all 1 bedroom ocean view units) the carpet in this unit needed replacing - it was filthy. The housekeeping leaves alot to be desired in this building. I would say that they spend 5 - 10 mins. in each room. We had to ask for clean sheets every third day yet the front desk told us the sheets are changed every other day. (which is balony). Also, we only received 1 bag of coffee the whole time we were there. I just get tired of having to fight for everything when you are on vacation and have paid decent money for the hotel accommodations, like my title says the view was fabulous and that's about it. I've graded this one as "ok but some problems" as there isn't a category between that and "terrible" and it would be unfair to call it "terrible". The welcome at check-in wasn't friendly Hawaiian (more indifferent third-rate English - if you're aware of some of the standards in English Hotels) and the room was down-at-heel. Glad it wasn't our first or only experience of Hawaii. I thought that Outrigger was one of the better parts of this group but from this experience I'd be reluctant to stay with them again - I've stayed in a number of their Ohana branded hotels and found them to be superioir to this one. Is this a rogue Outrigger? I don't know - and, because of the poor experience with this brand at this location, I may never know - and that's a shame. The hotel is well-situated, directly on the beach and it wasn't any fault of the hotel that one of the worst storms for years had left the sea brown - a lot of red dirt washed off the island. The rooms come with a washer and a drier and that's a definite plus - as are the views. It needs an upgrade of its management philosophy, i think.. This hotel should only be considered by the cost-conscious traveler- do not stay here for any romantic getaway or special occasion. We stayed at this property over new years 2007-2008. First thig I noticed was the horrible stench (old vomit?) in the lobby as we checked in- this seemed to be temporary as the smell was much better the next day. This hotel is a bit run down, elevators make loud noises and work so-so, doors would frequently stick halfway open on our floor. Rust and erosion are visible all over the property. One ice machine for the entire hotel located in the basement. When we arrived I notice the beach was absolutely devoid of people and then I saw why- the beach in Kahana is unswimmable. Once you are in the ocean you are walking on what seemed to be coral which turned my feet and legs into ground chuck. If you go to Maui during rainy season (winter months) do not stay here. It rained here every day while just south in Kaanapali (where we should have stayed) it was sunny every day except one. Staff was not altogether friendly or helpful. Our room had partial ocean view which was nice and the views from almost all the other rooms seem like they would be nice as well. Our condo was stocked well and did have everything we needed for in room cooking, in-room laundry is certainly nice, free parking was nice although it was hard to find a space at night. Otherwise the hotel has no ameneties: no restaurant/bar, no cabanas, the tennis courts are like those found in inner city impoverished areas. All in all we could have stayed in a nicer property for the money. We will definitely not be returning to this hotel. I normally do not write negative reviews but I thought it was necessary in this case. Our stay was just ok. The building was old looking. The furnishings were a little ratty looking and were quite sparse. We had the comforter off of the bed the entire time because it just didn't look clean. The blankets and sheets on the bed were really thin. The bathroom was a good size and seemed to be pretty clean. A good thing about the room was the washer and dryer in the room. However, our washer malfunctioned and actually ripped a number of my clothes! (I'm sure this doesn't happen to everyone though! Just be careful if you are in 616!) The staff were ok..the maids were ok..(Though I asked for more coffee and never received it the entire time we were there!) I don't think the price went with the accomodations. If you are on a honeymoon you REALLY don't want to be staying here. One plus, it IS right on the beach.... I did alot of research on this condo/hotel and found it to be an ideal location for our 2nd trip to Hawaii in less than a year. We are not the type to complain, but this place is in dire need of some help. The grounds are nice and kept up well and the pool area was very nice. However the main problems exists in the units themselves. Our unit specifically #312 Ocean Front 1 Br Condo was tastefully appointed with what you would expect to have in your own home. That was a nice touch and saves some $$$ on eating out or staying at a hotel with the high $$$ room service or restaurants. The chief complaint was the AC. No matter what one did you couldn't get the air to get below 75-76 degrees. You could stand in maybe 2 spots in the entire condo and get a glimpse or feel of cool air. I called and complained and they sent up a housemen that said "I've been telling the owners for years to fix these AC units but they don't" Where does that leave me the guest? I asked. Well "out of luck" he responded. We've been here since the 23rd of April and are leaving on the 5th of May. And honestly the AC in my rental car is cooler than the air in this condo unit. It's so bad that as I type this review I'm sweating profusely. I've never written a review while still in the hotel I'm reviewing. The problem is the jalecy(sp?) windows on the front side including the bathroom won't close leaving holes big enough you can fit your hand through them allowing whatever air is in the unit to escape. However it is noteworty that they have signs all over the windows and doors saying to be sure to close the windows on the lanai or bedroom windows while the AC is running.... But why since the other windows don't even have controls to close them allowing the AC to escape anyways. No response for that one either. I have never in my travels ever stayed at a hotel/condo or otherwise where I've literally sweated while lying in the bed at night. I would get up occasionally and stick my head in the freezer to cool off or walk out on the lanai or get this actually stand on the bed in one certain spot to get a blast of cold air from the 1 of 2 vents in the entire place. My recommendation is that until the Royal Kahana management and possibly the owners of the units actually fix these problems it will continue to be a mediocre place to stay. It's very far away from Kahului Maui Airport and the only positive I have to say was the grounds and the front desk staff on check in were very warm and personable. But the hotel err condo or whatever you want to call it is in dire need of a makeover in the HVAC system. I would recommend that you stay somewhere else or at the Outrigger property in Wailea. Kanaapali Taxi (Loi and Ti) were superb in handling transportation to areas where we just didn't want to fight to find parking like our trip to Molokai. (Highly recommend that!!))) Rudy is the best tour guide on Molokai. Check out Blue Hawaiian Helicopters http://www.bluehawaiian.com For an aerial experience of Maui they are the best. My wife and I flew with them 4 times in the last year. Mamas Fish House is also a must while visiting Maui. The only way to find a parking space is by cutting your evening short. There are fewer parking spaces than guests at the hotel. There are no other options for parking, not even street. It really put a damper on the evenings. Also airconditioning doesn't cool below 73. Capet was very dirty and cabinets peeling. The staff didn't care about anything or anybody. | ||||
